What an EICR involves
An Electrical Installation Condition Report is a thorough inspection and test of the fixed electrical installation: the consumer unit, wiring, sockets, switches, lighting and earthing and bonding. We carry out visual checks and instrument tests on a sample of every circuit, then report what we find with a code that tells you how urgent each observation is.
- C1: danger present, made safe or isolated immediately
- C2: potentially dangerous, remedial work needed
- C3: improvement recommended but not required
- FI: further investigation needed
EICRs for landlords in Sheffield
Landlords in England must have the electrical installation in a rented property inspected and tested at least every five years under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, and give a copy of the report to tenants and, on request, the local authority. We supply the report in a format letting agents accept and can quote for any C1 or C2 remedial work separately, never pushed.
Homeowners, buyers and businesses
An EICR is also the right starting point if you are buying an older property, planning a renovation, or have a house that trips regularly and want to know why. For commercial premises the same inspection covers your duty under the Electricity at Work Regulations, and we can add emergency lighting testing to the same visit.
Reports are issued on completion. If the installation is satisfactory you receive the certificate straight away; if not, we explain the findings in plain English and agree what happens next.

How long does an EICR take?
A typical two or three bedroom house takes two to four hours. Larger properties and commercial premises take longer. Power will be off in stages while circuits are tested.
What happens if my EICR is unsatisfactory?
The report lists the C1 and C2 items that need fixing. We quote for the remedial work separately, and once it is done we issue the certificate showing the installation is satisfactory. Landlords must complete remedial work within 28 days.
